Clear scope and communication
Written estimates identify the approved work, starting price and important property conditions. If the scope changes materially, we document it and request approval before major additional work.
Locally owned and operated
Built on reliability. Serving Central Florida since 2021.
TopNotch Landscaping Services LLC provides dependable lawn maintenance, landscaping and property care for homeowners and businesses in Lady Lake, northern The Villages, Fruitland Park and Summerfield.
Our story
TopNotch work starts with dependable service.
Owner Timothy Jasonis founded TopNotch Landscaping Services LLC in 2021 with a straightforward goal: build a local lawn and landscaping company customers could count on for clear communication, consistent workmanship and honest written estimates.
What began with routine property care grew as customers asked TopNotch to help maintain more of their outdoor spaces. Today, our work includes year-round lawn maintenance, shrub and ornamental trimming, palm care, mulch and decorative rock installation, focused landscape improvements, small sod projects and exterior cleaning.
We serve both residential and commercial properties, while keeping the personal accountability of a locally owned company. We confirm the scope before work begins, communicate when weather or property conditions affect scheduling, and treat every lawn and landscape as a customer's investment—not simply another stop on a route.
Established in 2021. Locally owned. Five-Star Rated on Google.
How we work
Standards that protect your property
Our field standards guide estimating, scheduling, training and quality control so customers know what to expect before, during and after service.
Careful property protection
Our crews inspect the work area, protect irrigation and surrounding features, use equipment appropriate for the property and never trade safety or property protection for speed.
A finished TopNotch result
Routine work includes a final property check and cleanup. From crisp lawn edges to evenly finished mulch beds, the goal is a neat result that looks complete from the home and the street.

Built around Lady Lake and nearby communities.
